Summary of Rental Qualifications and Application Process

REQUIRED INFORMATION:

  1. Complete and accurate Application Form;
  2. Copy of Driver’s License or government issued photo ID;
  3. Proof of income: Your two most recent pay stubs, W2, or last 2 years’ tax returns for self-employed individuals;
  4. Your pets’ photos.

SECURITY DEPOSIT AND ADMIN FEES:

Applicants with better credit will generally be approved at a security deposit of 1 month’s rent + $195 Lease Admin Fee. Applicants with an average credit score below 600 will still have an opportunity to rent from us and offset the monetary risk for owner and Management Company by paying up to 1.5 times the rent in deposit with an additional risk mitigation admin fee. COMMON REASONS TO BE DECLINED:

Evictions, unpaid balances due to landlords, low credit score below 500, certain felonies in the last 7 years, open bankruptcies, unusual pets, more than 2 pets, job loss, minimal income, can be a reason for decline. Please confirm that you’re your circumstances are not outside of our approval criteria by reading our Rental Criteria online.


TERMS:

We offer 1 and 2-year lease terms unless otherwise noted in our listings.


SPECIALS:

We offer rent specials on select properties. The rent specials are noted in the individual listings.


PRORATIONS, MOVE-IN TOTALS:

We prorate the remaining days in the current month on a 30-day basis. If there are less than 2 weeks left in a month, we require tenants to pay the prorated rent for the current month as well as the rent for the following month. Move-in specials are taken off of total move in costs.
