When it comes to property management, we want to eliminate the complexity and make it a simple, enjoyable process for you as a homeowner or investor.

At-a-glance summary of fees:

  • Finding and placing a tenant - $595 flat-fee

What’s included in each price?

Finding and placing a tenant - $595 flat-fee for everything


Whether we’re placing your very first tenant, or finding new ones after the current tenants move out, it’s just $595 to cover everything.


Placing your very first tenant


When you first join Service Star Realty, this fee includes:


  • $300 Finding and Securing a New Tenant. We don’t think it’s fair to charge half a month, to a month’s rent, so keep our new-tenant leasing fee to a low, flat rate. This includes everything from your leasing line and online scheduling services to processing online applications.
  • $195 Advertising. This includes ALL advertising: beautiful video marketing, market analysis for the right rent, wide-angle photos, professional street sign, 2 lockboxes, and all ad-posting.
  • $100 Trust Account Set-Up. A one-time cost and we prepare everything for you including W9, lead base paint disclosure, copies of warranties, insurance certificates, keys, opening the trust account, obtaining TPT tax license for owner.

Replacing tenants


Because we attract long-term tenants and do our best to keep tenants, you may only need a new tenant after 3 or more years.


When a tenant does move out, we take care of everything, and for the same flat fee, this includes:


  • $100 Move-In and Move-Out Inspection videos. Two, 15-20 minute walk-through video inspections of your property before and after the tenancy to protect your investment.
  • $300 Finding and Securing a New Tenant. We don’t think it’s fair to charge half a month, to a month’s rent, so keep our new-tenant leasing fee to a low, flat rate. This includes everything from your leasing line and online scheduling services to processing online applications.

Managing your property - $85 a month (and only when occupied)


This includes everything you find in the “During The Tenancy” section on our services page. You don’t have to do a thing, money appears in your account each month - we do everything else.


Annual tech costs - $35 a year


This low-fee is just to cover costs of: electronic 1099 processing, monthly electronic deposits and portal maintenance.


Lease renewal and rent negotiation - $200


At Service Star Realty, we actively nurture your investment, which means making sure you’re always getting the best possible returns.


We never just automatically renew a lease, which might seem easier to do, but could affect your bottom line long-term. With each lease that comes up for renewal we:


  • Do a fresh market analysis to see if you could be earning more rental income
  • If so, we start negotiations for a rent increase, finding ways to save the tenant and get the highest increase possible.
  • We cover all of the paperwork and processing
